It's Opening Day!!

 
It's Opening Day!! Yesterday I wore a black felt hat with velvet trim and black leather gloves. Why the hat and gloves? Was it opening day at Del Mar? or Santa Anita? or Churchill Downs? NO- Something much more exciting and highly anticipated happened - It was the Opening Day of The 2010 Real Estate Season! Having been a leading member of the Rancho Santa Fe real estate community for twenty years, I have a unique insight into the behavior and thoughts of buyers and sellers in our market. Sellers want to know is the best time of year to place their homes on the market. And buyers frequently ask " when do most of the new listings become available?", thus giving them the most homes to choose from.

Although professional football has really nothing to do with the sale of real estate, I have observed over the years that the Monday after the Super Bowl signals the opening of the real estate season. Is this a coincidence, or is there some scientific basis for this phenomenon? The Super Bowl is usually held 4-5 weeks after the New Year. This gives sellers time to recover from the holiday season and prepare their homes to go on the market. Usually, by the end of January, all of the previous year's statistics are tabulated, giving the sellers and their real estate brokers an opportunity to evaluate the market and package the property for sale.

We are also fortunate that the weather in February is relatively mild with many days of blue skies that are ideal for outstanding photography that is required for the preparation of marketing and media materials. Super Bowl marks the end of the football season and the beginning of a 6-week hiatus for major sporting events, the next one being college basketball fondly referred to as "March Madness". This break gives sellers time to start marketing their homes and gives buyers an opportunity to start "shopping". The beautiful weather enjoyed year-round in Southern California coupled with longer daylight hours add to the backdrop for the inauguration of the Real Estate Season. Now when you see women in a hat and gloves the day after the Super bowl, you will know it's Opening Day!
